Inside a Current Refurbishment: What's Happening on Site in Harrogate
There's a point on every project - usually somewhere between first and second fix - where you can finally start to see it properly.
The walls are plastered. The floor's down. The light coming through the glazing lands differently than it did through a hole in the brickwork.
That's where we're at on this one.
What's in so far:
The LVT herringbone flooring is down across the main open-plan space, and it's doing what a good floor should do - it makes the room feel resolved before the finishes have even started.
Alongside that, the full-width aluminium sliding door is fitted. Floor-to-ceiling glazing opening straight out to the garden. It changes the whole character of the space. What was a fairly closed rear elevation is now the best thing about the room.
The plastering's fresh - you can see it in the ceiling and walls, that warm, just-done colour before the mist coat goes on. It's one of those stages that looks like a lot of standing still from the outside but actually represents a significant amount of work done underneath: all the first fix complete, all the structural alterations signed off, surfaces ready.
What's coming next:
The next push on this site is the kitchen, utility and pantry installation. That's the stage where a refurbishment moves from a building site to somewhere that actually functions - and on a job this size, it's a meaningful amount of work to coordinate well.
We're also well underway on the garage conversion works on the same site. Two things happening in parallel, which takes some programming to get right. The key is making sure neither element ends up waiting on the other.
Mist coat goes on first to seal the plaster. Then we're into the kitchen phase proper.

Extensions and refurbishments are the bread and butter for us, if I'm honest. And jobs that combine structural alterations - this one involved taking out load-bearing walls to create the open-plan layout - with a proper finish throughout are exactly the kind of work we're well set up for.
The pricing on something like this isn't a rough estimate. Every element gets broken down - the structural package, the first and second fix, the flooring, the glazing spec - so there are no surprises part-way through. Well, not financial ones, anyway. Building always has its moments.
